Nothing can match the happiness that you get from buying a new house. All of us take months when it comes to finalizing a property and take a few months to finalize the same. Once we have finalized then we invest our hard-earned money for the house. While buying a real estate property in Guwahati, you need to have a thorough idea about property transfer and related terms.

But your home buying journey doesn’t end there. Most of us may miss out on the post-purchase paperwork which needs to be done. Managing many legal paperwork that one required to do for buying a house is a very lengthy process. One such legal document in this category is your property tax record. Most of the Indian home buyers are not aware of changing the property record when a property changes hands. Municipal authorities maintain the tax record but if the ownership isn’t changed then the tax receipt is generated in the name of the previous owner.

LISTED BELOW ARE THE TWO SIGNIFICANT ASPECTS OF THE PROPERTY TRANSFERRING PROCESS:

CHANGE OF NAME IN PROPERTY TAX DOCUMENT:

For changing the name on your property tax document you submit a few documents to the revenue commissioner. Post this, verification is done in 25-30 days.

DOCUMENTS NEEDED FOR THE SAME:

  • Attested copy of the sale transaction deed.
  • Receipt of last paid tax.
  • Filled application with signature.
  • NOC from the housing society.

MUTATION OF PROPERTY:

This process will help in transferring the ownership title from the property owner to the buyer once the property is purchased. This will help the government to charge taxes from the new owner of the property.

You need to apply to the Tehsildar with a non-judicial stamp on the same. The most important document for the same is NOC.
